PUBLIC NOTICE The City of Dalton, Georgia intends to grant an easement on certain real property to Tennessee Valley Authority, for the sales price shall be $3,625.00, the easement is described as follows: Tract No. 1: A permanent easement for transmission line(s) purposes on, over and across a parcel of land located in Land Lot 117, Thirteenth District, Third Section, Whitfield County, Georgia as shown on sheet P1 of US-TVA drawing LW-8963, revision 2, the said parcel being more particularly described as follows: Commence at a 5/8" Rebar, a common corner to Thomason Enterprises L.P. (Deed Book 5830, Page 73) and A.G. Cearley (Deed Book 785, Page 302) and being 69.94 feet left of the location at survey station 41+32.15; thence with said property line S66°37'09"W, 578.67 feet to a point on the centerline of the location at survey station 47+17.3; thence continue along said property line S66°37'09"W, 48.91 feet to a point in the eastern right-of-way line of Highway 41, the said point being 18.71 feet right of the centerline of the location at survey station 47+62.98; thence northwest with the meanders of said road right-of-way line a distance of 59.83 feet to a point on the right-of-way line of the location, the said point being 75.00 feet right of the centerline of the location at survey station 47+42.73; thence with said right-of-way line N44°19'46"E, 90.80 feet to a point on the right-of-way line of the location, being 75.00 feet right of the centerline of the location at survey station 46+51.93, and being the point of beginning. Thence N44°19'46"E, 72.84 feet to a point on the right-of-way line of the location; thence along with said right-of-way line of the location N63°50'18"E, 563.18 feet to a point; thence S46°51'21"W, 83.08 feet to a point; thence S63°49'56"W, 552.38 feet to the point of beginning and containing 0.31 acres more or less. Furthermore, the permanent easement rights include the perpetual right to install, maintain, and replace guy wires and necessary appurtenances outside the right-of-way for the transmission line structure located at survey station 45+91.98. The deeds listed above are filed in the Superior Court Clerk’s Office of Whitfield County, Georgia. The coordinates, distances and directions of lines are referred to the Georgia West 1002 Coordinate System, NAD83(2011) Horizontal Datum, NAVD88 Vertical Datum. This description prepared from a survey by: Tennessee Valley Authority, 1101 Market Street, MR-4B, Chattanooga, Tennessee 37402-2801 Tract No. 2: A permanent easement for transmission line(s) purposes on, over and across a parcel of land located in Land Lot 115, Thirteenth District, Third Section, Whitfield County, Georgia as shown on sheet P2 of US-TVA drawing LW-8302, revision 2, the said parcel being more particularly described as follows: Commence at a Right-of-way Monument in the east right-of-way of I-75; thence N02°44'46"W, 533.63 feet to a point on the eastern railroad right-of-way of Norfolk Southern Railway Company (Deed Book G, Page 391) and the western property line of City of Dalton, Georgia (Deed Book 5995, Page 235), the said point being 50.00 feet right of the centerline of the location at survey station 17+52.60 and being the point of beginning. Thence leaving the point of beginning and north with the meanders of said railroad right-of-way a distance of 50.00 feet to a point on the centerline of the location at survey station 17+52.10; thence continue north with the meanders of railroad right-of-way a distance of 50.00 feet to a point in the north right-of-way line of the location; thence with said north right-of-way line of the location S89°44'48"E, 100.80 feet to a point in the north right-of-way line of the location, the east line of said City of Dalton, Georgia, and the west line of Thomason Enterprises Limited Partnership (Deed Book 5830, Page 73); thence S0°14'07"W, 50.00 feet to a point in the centerline of the location at survey station 18+52.3; thence S0°14'07"W, 50.00 feet to a point in the south right-of-way line of the location; thence with said south right-of-way line of the location N89°44'48"W, 99.67 feet to the point of beginning and containing 0.23 acres more or less.
